For the past 30 days for residential properties (not including condos or townhomes) up to $300,000 we only have 80 homes still active that were listed and 136 SOLD PROPERTIES!!
This explains why homes in this price range are going Pending in 1, 2, 3 days on the market WITH multiple offers in some cases!
So what does this mean if you’re a buyer in this price range? Here are a few tips that can help.

• Be Pre-Approved by a lender if you are getting a loan and have your pre-approval letter. If you are a cash buyer, then have your proof of funds ready to submit with your offer.

• Be ready to POUCE as soon as you find a property that fits your wants & needs. There is no room to be super picky right now and pass up a great home over something that you could actually live without or upgrade later.

• Don’t wait to submit your offer. Get it in as soon as you’ve found the property. Waiting even 8 hours could put you in a back-up position or cause you to lose the property all together.

• Be flexible on seeing property. Some homes come on the market in the middle of the afternoon and are already Pending by the next morning. If you can sneak away at lunch time, or go early in the morning then DO IT! Try to be one of the first to see the home.

• Work with a realtor who will exclusively represent YOU as the BUYER. DO NOT call the name on the sign in the yard. The listing agent represents the seller and their best interests. Get your own representation in negotiating the offer.

Sellers! If you’ve even thought about selling this year and you believe your home is in this under $300,000 price point then NOW is the time to get your home on the market. Don’t wait until this moment has passed. Real estate moves FAST.

So what can you get? Well, you can get a classic 1920′s mill house for $99,900.

Or, you can get a newer 1300+ square foot home for $99,000.

If you’re really looking for a deal then this river view condo for $73,500 might be more your speed.

I did a nice 3.5 mile walk from Riverbend Park. This park is easy to find and has ample parking. Look for the kayak round-a-bout off of SW Columbia St. in the Old Mill District. Head west from the parking lot and you’re on your way.

The Deschutes River Trail runs along the west and east banks of the river, and is beautiful any time of year. One great feature is that you can get an education along the way!

The other great thing about the trail is the scenery. As you head south along the west bank of the river you’ll enjoy a flat trail with only a couple of hills. Wind your way up to the footbridge where you can cross to the other side and head north along the east bank. On this side you’ll encounter a more rolling terrain.

1) While there may be fewer buyers looking; those that are tend to be more serious buyers that are ready NOW.

2) There are fewer homes for buyers to look at, which means less competition for you, the seller. Less Competition=More $$$

3) After the holidays, the supply of listings increases substantially, which lowers the demand for your home. More Competition=Less $$$

4) Your home shows better when decorated (tastefully) for the holidays. Don’t go overboard. Less is more.

5) Many buyers have more time during the holidays to search for homes due to time off work.

6) You can sell now for more money and not move till January or February, instead of waiting till January or February to get the process started.

I was surprised when the October Market Tracker for Bend real estate came out to see the major flip flop between the east and west sides of Bend.

Normally the west side of Bend holds up well because it is a highly desirable area to live in. It’s close in proximity to the trails, Mt. Bachelor, downtown Bend, and the Old Mill District. Don’t get me wrong, the east side of Bend has it’s draws too. Like being close to the number one employer in Bend, St. Charles Hospital, and being close to shopping.

One reason the east side may have done better last month in sales is because it was harder hit with foreclosures and short sales that are now being bought up. If one of those does come available on the west side, it gets snatched up really quick.

Here’s a quick look at what happened in October, compared to October 2010:

Pilot Butte juts out from the ground right in the heart of Bend. Park in the lot at the base on the east side and take the road or base trail. I prefer the road trail myself. It’s just about 2 miles round trip, and the uphill will get your legs burning!

The view from the top is amazing! The 360 degree view let’s you see Mt Bachelor, the Three Sisters, Mt Washington, Black Butte, Mt Jefferson, and on a clear day Mt Hood.

Next time you’re in town, head out and walk the butte!

I ran a search in the Central Oregon MLS and found only 43 homes currently listed as bank owned in Bend. They are all under $600,000 with many in the $150,000 or less range.
